Inside or Outside?

The debate begins: Inside or Outside this year?

Let me explain...we have a wee bit of money to do some repairs this year, prior to the new baby in late summer. We are faced with the decision to do work outside the house in our backyard, or inside the house. The outside work would include tearing up the sprinkler system, re-seeding the back yard and replacing the very scary deck off our back door. The indoor work would include replacing the old windows in two bedrooms and finishing the downstairs space to make it into the 4th bedroom/office with a new window and new backdoor. The window and door there currently are the least energy efficient ones on the planet, outside of taping cardboard over the window.

Since my little one has become a monkey these last few weeks I am worried about putting off the yard another year. I worry she will go stir crazy without a play area close by. Although, she is big enough to play at our nearby elementary playground and there are a few water parks to visit this summer. so we're not without any options. But I will be in the last throes of pregnancy and I can imagine being big, awkward and tired trying to get to the playground. A backyard area for a play set might be a godsend for this summer.

On the other hand, the windows upstairs in the bedrooms leak heat and cold like you wouldn't believe. The other night I was rocking little one to sleep and I could feel an actual cold breeze coming through the window. You know we must be paying a lot in lost heat and a/c over the course of a year. So that decision might be more economical over the course of a few years.

So, what do you think? What did your family do with kids at this age? What makes the most sense?

Is there an option to split the money? Like, do the inside windows and the outside deck...but leave the sprinklers or something? Can you hold off on anything outside to spare enough to do the windows, but leave the 4th bedroom until later (since it's not a necessity now)?
